    Get ready for expenditures

‘When I moved in, I really wasn’t aware of how much I was going to spend to make the place ' fully inhabitable'. Of course we could start living there, but there were some little things and pieces to sort out, like wardrobe lights or air-conditioning. It's always a good idea to plan things well in advance. The bigger TV for your living room is one of the last things you should bother about. Instead, prepare for budget updates and a few repairs. The 'I must fix it all here and now' approach is not going to work.’

Have you bought a new house? Replace the locks!

'Don’t forget to replace the locks. Coming back from shopping I met our neighbor inside the house. It turned out that the previous owners had given him a spare key and never took it back. When the police arrived, we made sure that he hadn't taken anything. I also told him not to come back. Although he has proven to be a very decent neighbor since then, but there is no way I will ever trust him giving him the house keys. We also have much better locks and an anti-burglary alarm system.'

    Buy the necessary items

'Remember about a ladder. Standing on a chair to fix the smoke detector worked in a small apartment, but house rooms can be much taller. And there will be many more things to do that will call for some work at height so ladder will sooner or later prove indispensible. And other tools. Any project you will take on will require some basic tools. Including such gardening accessories as shovels, rakes or garden hoses.'

Make an inventory of the things you have bought

'Although it wasn't such a big deal, but still, we had to replace the whole chimney system and the stove. 2 months after we moved in! Everything because of the seller who was in a hurry and just didn't have time to check everything. In fact, the safety standards did not allow to use the house with fixing and repairing the old equipment.'

    Check the gutters

'You need to closely check the gutters and water removal system. Clogged gutters might result in some really expensive repairs. In my case the gutters were so badly connected that the rainwater would wash off the soil from beneath the foundation. Luckily I managed to prevent the disaster. Still, it cost me an arm and a leg to have it fixed.'

    Take care of sewerage system

'Talk to your plumber about the sewerage system. If it is clogged, you might soon end up with some nasty smells (and stuff) coming back to your house. And when it’s too late, it always costs far more.'

    Cell phone service

'Sometimes the price you pay for having a house in a lovely neighborhood is the lack of reception there. Make sure you check it before you end up offline forever.'

'I renovated a house built in 1895. I had to recalculate everything after it turned out that the gypsum board is not the only layer the ceiling was made of. There were two layers of gypsum board and then just two layers of cement.

In total, we took out 20 massive garbage containers!'
